Most of Ireland's rental market sits inside a Rent Pressure Zone, where a rent review is capped rather than left to the market. Working out the maximum legal figure by hand means knowing the last reviewed rent, the date it was last reviewed, and the current cap — for every unit, every time a lease comes up.

Real Enquiries does that calculation for you, and puts it where you're already looking.

Where it shows up

The Forecast report already lists every lease expiring soon. Real Enquiries calculates the maximum legal rent increase against the RPZ rules for each one and shows it there, read-only, beside the lease it applies to — not in a separate spreadsheet you have to keep lined up with the tenancy list.

Serving a review updates the record

When a rent review is served, it can extend the tenancy's lease end date automatically, so the record reflects the new term without someone re-typing a date into a different field later. RTB registration status is tracked on the same tenancy, next to the review — the two things that determine whether a rent increase actually holds up are kept together.

Worth saying plainly

This is a calculation aid, not a filing service — it doesn't submit anything to the RTB on your behalf, and it's not a substitute for checking the current RTB guidance before you serve a notice. What it does do is remove the manual arithmetic and the risk of using a stale cap, so the number you start from is right.
