Vetting applicants without a namesake ruining someone's week

Two checks run quietly in the background on every application: the RTB tenancy-dispute register, and the Irish bankruptcy (CSOL) register. Both queue up automatically and never block the application view — nothing about opening a file waits on an outside website responding.

Both registers also share the same limitation: they're searched by name. And Ireland has a lot of "John Murphy"s.

A hit is a starting point, not an answer

A name match on the RTB register doesn't tell you it's your applicant — it tells you someone with that name has a dispute on file somewhere. Before that turns into an awkward conversation with a good applicant, it's worth knowing whether the match is even plausible.

So every RTB hit gets an AI pass that reads the dispute alongside what the application already states — the applicant's address history, their stated employment — and gives one of three opinions: likely the same person, likely a different person, or unclear, along with the reasoning behind it. A dispute tied to a different county, years outside this applicant's known address history, reads differently to one that lines up.

It's triage, not a verdict

The AI doesn't clear or reject anyone. It narrows attention — the same principle behind every AI feature in Real Enquiries. Staff see the reasoning and record the actual outcome themselves; a "likely a different person" reading is a reason to look closer with more confidence, not a decision that's already been made.

The bankruptcy check works the same way underneath — queued, checked, and shown as a clear result rather than a raw record to interpret alone.
