Most lettings software is either a generic CRM that knows nothing about the RTB, or a heavyweight enterprise suite that takes a quarter to roll out. In between, small and mid-sized Irish agencies end up running the whole lifecycle across a shared mailbox, a spreadsheet, a folder of PDFs, and whatever their accountant uses.
I know because that was us. Real Enquiries is the tool I wished existed, built while managing an actual portfolio.
What it does today
- A shared, threaded inbox. Forwarded emails, listing-page forms and API submissions land as conversations with the source and property attached. A personalised auto-reply goes out within minutes, from a template scoped to the company, a client, or a property.
- AI-reviewed applications. Every application opens with a plain-language household summary, an affordability check against the landlord's threshold, and a document-by-document cross-check of what was stated against what the payslips and statements actually show — including documents in another language, which it detects and translates. It's advisory only: it never scores, ranks, or recommends an approve/decline. A member of staff makes every decision.
- Background checks. A check against the RTB tenancy-dispute register and the Irish bankruptcy (CSOL) records, with AI triage of name matches so a namesake doesn't derail a good applicant.
- A mobile portal for applicants and residents. One profile per household member, documents uploaded once, co-applicants and guarantors invited. After approval the same login becomes the resident portal for tenancy details, maintenance requests and feedback surveys.
- Tenancies, rent reviews and documents. An approved application becomes a tenancy in one record. Rent reviews are calculated against the rent-pressure-zone rules; lease documents are generated from templates and sent for e-signature through DocuSign.
- Your own public listing site. A branded page for the agency, one per property and one per available unit — generated from your portfolio, with every enquiry dropping back into the inbox.
- Compliance as the default. Role-based permissions, an audit trail on every change, policy-driven retention, and data hosted in Ireland.
What it isn't
It's not an accounting suite — it syncs with Yardi and uses DocuSign. It's not a sales CRM. There's no landlord login yet. And it will never let an automation decide an application.
Where it's at
