Maintenance requests, without the email back-and-forth

Every property on Real Enquiries has maintenance requests switched on from day one — nothing to set up, no separate system to buy or learn. A resident reports an issue from the portal they already use; the property manager sees it immediately and replies with a note; the resident sees that reply on the very screen they raised it from. One thread, both directions, no inbox in between.

  1. 1

Reporting an issue takes under a minute from the login a resident already has — what it is, how urgent, and photos if they have them. No account to set up, no separate app to install.

The moment it's submitted, it has its own thread on the resident's home screen — a status, and an Updates section where every reply from the team will show up.

It lands straight in the property manager’s maintenance list — the same list every property on the account already has switched on, with nothing to configure per property.

Everything staff need is already on the page: who reported it and how to reach them, which unit, and the category and priority the resident chose — adjustable by staff, never re-typed from an email.

A reply is a two-line note, not a drafted email. Tick "Visible to tenant on portal" and it’s on the resident’s timeline immediately, with an email letting them know a reply is waiting.

The reply shows up in the same thread the resident already had open — no inbox to dig through, no separate email chain to lose track of. One conversation, in one place, for the life of the request.
